Cardiff by the Sea (92007): History and Local Information
 
So many beach communities near San Diego are incredibly beautiful, with gracious homes scattered along the winding roads that lead up to the cliffs and hills around the Pacific Ocean's edge. Although it started as a farming area, the pleasant climate and lovely beach changed Cardiff, with an elevation of 79 feet above sea level, to more of a tourist destination. By 1911, famous property developer J. Frank Cullen had an area set out to start building homes. Mr. Cullen's wife hailed from Cardiff, Wales and encouraged him to call the new community by the same name. Due to the proximity to the ocean, Cardiff-by-the-Sea became the official name, though commonly referred to as Cardiff. The United Kingdom influence is evident in street names, such as Manchester and Oxford. Other communities, such as Olivenhain and Leucadia, are part of the city of Encinitas, as is Cardiff with its population of 10,400; the difference is that Cardiff has its own zip code of 92007. Encinitas borders the community on the east and north. Its famous beach area and lagoon are on the south side. The average home value is $353,600, although exclusive residences surpass the million-dollar mark. Cardiff is along the Coast Highway (101), and just several miles from I-5, which leads to San Diego.

Several beach areas are popular surf spots, including Cardiff Reef, giving up some of the best waves in the area for beginners and professional surfers. Generally referred to as The Reef, the area has grown from an area with a small group of surfers to an extremely popular spot for the sport. Swami's, Pipes and The Reef consistently offer smooth strong waves. Low tide leaves tide pools, ideal for exploration of sea life and displays an incredible flat rock reef. Popular subdivisions and neighborhoods include the Swami Beach Neighbors, Cardiff Seacliff Condominium Neighbors and the Glasgow Townhomes Neighbors. Several private and public colleges are in nearby communities, including Palomar College and MiraCosta College. High school students fall under the San Dieguito Unified School District. Because almost any day is a beach day in this Mediterranean climate, surfing and body surfing are two of the most popular outdoor activities, with surfing contests and events offered near the Seaside parking lot at the south end of Cardiff State Beach. Cardiff has just over 260 businesses employing nearly 1700 people. The parking lot for Swami's, north of San Elijo State Beach, is near the amazing gardens found on the grounds of the Self Realization Fellowship Retreat, built in 1937 by followers of Paramahansa Yogananda. The public can visit the gardens several days a week. Those who forget to pack lunch and snacks for their visit to the beach can drop by Seaside Market on San Elijo Avenue for selections from the deli or prepackaged snacks.

The beach community of Cardiff is just about even with 5241 men and 5125 women, with an average age of 36. An incredible panoramic view of the ocean from most of the homes makes any area a beautiful place to live. The atmosphere is that of elegantly casual Southern California and with the rental costs falling within the county average, it is an inviting spot to live. The residences are slightly favorable to owners, with 2474 occupied by owner and 1933 by renter. There is an 8 percent vacancy rate. The crime rate is 84, compared to 97 for California. The murder risk is low at 59, but motor vehicle theft is 225, compared to 160 for the state. Burglary stands at a 109 compared to 89 and larceny is at 92, while it is 84 for California. There are approximately 4,400 homes, with 200 built before 1950 and 200 built since 1990. A two bedroom, three bath home is most common. San Elijo Lagoon, the largest coastal wetland in San Diego County, lies between Solana Beach and Cardiff. Hiking and jogging are great ways to see the area while getting exercise and many visitors take advantage of the seven-plus miles of trails. There are over 300 bird and plant species, in addition to reptiles, mammals, amphibians and fish.

There are many kinds of home improvement projects, including windows and decks, around San Diego County. The rural areas depended on agriculture, selling crops, poultry and decorative flowers to businesses such as Sunkist until the breakthrough of the California Aqueduct, when a few foresaw the pending increase in residents for the area. Land-seekers nosed out aged farm areas and sought the purchase. Many sales had clauses that the owners and family retained the home and some acreage, with a guarantee that the agent would get first listing on the remaining land when no longer desired. People can still see old ranch houses settled between giant apartment units. Businesses specializing in drywall and plaster or general handyman work gain a lot of expertise and proficiency dealing with houses built over a hundred years ago up to new gigantic units. San Diego is definitely one of the best areas to live and those who reside here plan to remain in the area.
 
The Pacific Ocean to the west brings thick fog and erosion on the roof caused by the mist. Dampness encourages rust on gutters and metal and marks on concrete. Fog is common in most of the San Diego locale, even the east where temperatures are warmer and the moisture not as heavy. Water restrictions and a return to natural beauty offer a challenge for the homeowner to find alternative ways of landscaping. Patios and pools satisfy the longing for outdoor activities. Finding someone who is familiar with the local building permit and land use requirements is one of many reasons to employ a qualified professional for any work around your home and company. When residences require new cabinets or insulation jobs, rely on local licensed professionals that have credibility and take pride in their work.
