Clairemont (92117): History and Local Information
As a major military center during World War II, San Diego County attracted quite a few military families during that time. Many decided to remain in the area and consequently new neighborhoods started, expanding even more quickly with the advent of suburbs. Also known as Clairemont Mesa, Clairemont is one of the first San Diego suburbs resulting from that era and close to the best of the San Diego area action. Qualcomm Stadium, previously known as Jack Murphy Stadium, the beaches, Balboa Park, the San Diego Zoo and downtown are within 10 miles of the community. There is a highway in each direction, starting with Highway 52 on the north, I-8 on the south, the I-805 to the east and I-5 on the west. The average listing price for homes is $715,000 and the median sales price near $390,000 in this community that averages twelve inches of annual rainfall and pleasant winters. The January high and low temperatures average 67 and 43, while August has a normal high of about 82 and 62 is the usual low.

The University of San Diego is on one the hills around Clairemont, with staff, students and visitors contributing to the local economy, along with the libraries, parks and other occupations. Homes vary in this traditional 1950s middle-class area between single-family residences to multiplexes and apartments. San Diego City Schools sponsors the two-year educational and technical Mesa College, a popular educational choice for students wanting to continue their education without the expense of the universities in the area. Clairemont High and Madison High Schools serve the area's senior high school students. Four shopping centers offer a variety of stores to those who work, live or visit the area. City Center and Mud College  Foothill Boulevard are among the popular and safe neighborhoods.

Built on hillsides like other areas in San Diego County, the views of the canyons, Pacific Beach and Mission Bay Park are incredible. The mesas have homes built across to within the edges, allowing residents to look down into the ravines and confusing visitors unfamiliar with the concept of streets that end on one side of a gorge and continue on the other side as if there were no gap. Clairemont has approximately 20,800 owner-occupied homes, 8,500 rentals and 400 vacant homes. The crime rate is lower than the national and California average. Although property crimes are at 27 on the scale, violent crimes are at two, which is quite good for any location within a city. There is a population of 51,203. Residents have an average age of 33, average household size of 2.5 and $23,500 per capita income. Families and returning service personnel opted to stay in the San Diego area after the end of World War II, which led to the establishment of different communities in the area close to various bases and posts. The area that became Clairemont resulted in providing the military and civilian qualified personnel required for positions at the various bases. Some converted to civil service positions that the discharged veterans were qualified to fill, while others remained in military categories with additional personnel making the area their home. Houses built in the 1950s remain, featuring beautiful picture windows, fireplaces and large bedrooms. Many of the homes still have the fashionable Philippine mahogany that paneled quite a few walls across the United States during the building boom. Part of Tecolote Canyon National Park goes through Clairemont and creates a wonderful place for hiking or just strolling through the area, looking at the beautiful scenery and wildlife and enjoying a picnic and some quiet time to relax. Beaches and golf courses are nearby.

Clairemont benefits from the natural beauty of the area, encouraging homeowners to maintain their homes and continue to keep them in good repair. It is a region where residents enjoy living and frequently upgrade their home, such as installing a pool or spa, instead of moving to another area that lacks the availability of all the best Southern California has to offer. Most of the vacant land with shrub and brush is gone and it is now a beautiful housing area close to beaches, museums and a multitude of other activities. With the incredible views on the hillside a popular feature in the county, homes are rarely vacant for long. The California Aqueduct brought water and with the water came the promise of growth in industry, housing and opportunity. Electricians and plumbers are in demand as the sixty-year-old homes require upgrades in plumbing and wiring and other specialists in home improvement are in demand as residents need the services of a good general handyman and roofer. Some homes get a complete renovation and owners are glad to locate local companies familiar with the requirements for improvements and equally familiar with completing the forms and attaching the required information for permits.
Salt carried in fog and the winds from the Pacific Ocean attempts to permeate the walls and roofs of homes, causing a great deal of wear and tear on the buildings. The option of changing from wooden and tile sidings to stucco requires another home improvement skill and because the weather is good most of the year, projects of that sort occur year-round. Between the rain and the fog, water damage such as rust and streaks along the paint happen on occasion. Gutters often need installed or repaired, because there is just enough rainfall to make problems if the water pools around the house and immediate yard. Flooring is another area that requires attention, especially the subfloor, foundation and old wooden boards installed in the original homes built six decades ago. As one of the most beautiful areas in this part of the state, carpenters are in demand as gazebos and unique peek-through fences allow a bit of privacy while maintaining a view. Regardless of what changes or improvements are needed, the supply of excellent companies that take pride in their work is there to satisfy the demand.
