Nestor is a community within the southern part of the City of San Diego. One piece of the city planning area, Nestor and Otay Mesa occupy the same plan. Chula Vista is to the north, while Otay Mesa is on the eastern side of Nestor. Going south are the communities of San Ysidro and the Tijuana River Valley, while if a person travels west they will find the city of Imperial Beach. In 1957, San Diego County annexed the Otay Mesa-Nestor area to the City. With less than a thousand homes in the area at the time, ten years saw an incredible advance in the development of residential housing. With the first Otay Mesa-Nestor Community Plan adopted in 1979, an update was added in1997. Average rent in Nestor is $1225 and median home prices are $296,000. The community, just off I-5, has a pleasant climate.

Like other areas around San Diego, there are many different colleges and universities to attend. Nestor is part of the Sweetwater Union High School District and students attend Southwest Senior High. When an area encounters excellent planning, such as that of Nestor, the result is incredible. Five percent of the land is dedicated to commercial use and three percent to industry. Over half of the planning area is residential property, with nearly 17,000 units. Transit, parks, schools and other public facilities take up twenty percent. The rest is used for agriculture, mineral extraction and undeveloped land waiting for a purpose.

The area has a population of 68, 764, an incredible increase since the transfer from the county to the city. There is a good blend between owners and renters, with 10,400 owners to 6300 renters. The average age in Nestor is 35. The crime rate is higher than some areas this size, but that falls in with the statistics in San Diego City and County. Many of the homes are studio and 2 bedroom apartments, while single residences tend to be three and four bedroom homes. There are two major eras of building for this community, the first from1940 to 1969 and the second from 1970 to 1994. Vacancy rate of the homes is 4.1 percent. Tijuana River Valley County Park features 1698 acres of habitats ranging from Spooner's Mesa with the coastal maritime sage scrub to forests bordering the Tijuana River. There is plenty of parking off Hollister Street, as well as picnic tables and pullouts for horse trailers. Enjoy the equestrian, hiking and riding trails or use the time for bird watching. A newer attraction is the Bird and Butterfly Garden, a delightful area filled with inviting plants.
