University of California, San Diego CA (92093): Home Improvement

What situations does this college community face regarding home improvement for residences and offices? It is the same type of climate and events encountered by others in San Diego. The fog brings in salt and dampness that often causes problems only a professional contractor or inspector notices. Mold and mildew under certain types of tile and small bits of dirt and seeds that sprout into plants play havoc with roofs and siding. That can lead to a leak undetected until the ceiling has absorbed so much water it bubbles and breaks, sending water and plaster cascading on furniture, pets and residents. General maintenance normally catches the obvious problems, like cracks in the sidewalk and roots pushing up the parking area. Then the situation becomes one of finding out the party responsible for repair. UCSD has facilities management departments that handle most jobs, but sometimes a job must announced for bid.

That can involve remodeling a building, changing the landscaping, upgrading the heating and air conditioning units or any one of a number of things. The bids are carefully reviewed when the bidding period is over to check for several factors. A valid license to do the work is required. A review of listed subcontractor qualifications before awarding the bid to the contractor is possible. There might be residency requirements. The awarding committee does the same thing that homeowners and renters do when they need something done. They check over recommendations, look at previous work done by the company, analyze performance against the amount charged and choose the best company at the best cost.
