Vista covers nearly nineteen square miles of what once was the Rancho Buena Vista, sometimes referred to as the birthplace of Vista. Once a rural area in northern San Diego County, it became an incorporated city in 1963 and a charter city in 2007. The Mediterranean climate is due to the proximity to the Pacific Ocean, just seven miles away and the elevation of 340 feet. The 2010 census lists 93,834 residents split between the zip codes of 92081, 92083 and 92084. The crime rate is below state average, with theft being the leading offense. Over 80 percent of the homes were built between 1950 and 1989, while 1800 homes were built prior to 1950 and 1600 built from 1990 on.
 
Escondido Avenue and Hwy 78 are two major roads of travel. The median home value is $334,000. Some of the prominent neighborhood areas in 92084 are Valley Crest Drive and Ormsby Street. Teakwood Way is part of the 92081 area, where homes average about $285,000 to $350,000 in areas like Rosewood and Bravado Streets. The largest zip code area, 92083, is off the Ronald Packard Pkwy and encompasses 14 square miles of land with no ground water. It has a density of 5441 people per square mile, with 20,706 houses and condos at a median home value of $334,000 and nearly 9000 apartments. The ratio is 55 percent owners to 45 percent renters. Some of the businesses include Shen Kung Fu Academy and Art  Frame World. Vista averages 340 days with at least some sunshine every year.

Rancho Bueno Vista Adobe is the major landmark in Vista. The home, over 150 years old with eleven rooms, is located on slightly less than 2 acres of the original land grant. The Vista Unified School District includes seven high schools, including Vista High and Rancho Buena Vista High. Several public and private colleges and universities are in the area, including Biola University. Moonlight Amphitheatre performs musical productions during the summer in its open-air facility and in the winter at the Avo Playhouse. There are two major golf courses in the area, Shadowridge Country Club and Vista Valley Country Club.
 
Of the top ten employers in Vista's 2010 Comprehensive Annual Financial Report, three are government related: Vista Unified School District, with 1500 employees, San Diego Superior Court, with 602 employees and the City of Vista, with 317 employees. Private companies include Watkins Manufacturing Company, 500 employees and Walmart at 300 employees.

Vista's total area is 18.7 square miles, all land, with more than eight-hundred companies twenty-five educational institutions. Ninety-eight percent of the residents lives in households, with a population density of 5,023 people per square mile. The average family is 3.5, with a median age of 31 and the ratio of males to females just about even. Of the 30,986 housing units in the community, 52 percent are owner occupied and 48 percent are rentals. The homeowner vacancy rate is 2 percent, while 6 percent of the rentals are vacant.
 
The Moonlight Amphitheatre and a botanical garden are part of the facilities in Brengle Terrace Park, as well as a baseball field, community center and senior center. Oceanside and Vista share the horseback trails and campsites of Guajome County Park. The city runs a Wave Waterpark. The annual Christmas parade is a popular community event and Santa is most happy to be following the parade route under the brilliant blue skies and dazzling sun of Vista.
