Should you get an inspection prior to a home purchase?
 
Home inspection is a walk through examination of a house that you may be considering for purchase. The process may give you an indicator of any potential issues that need to be taken care of in the house you are looking to buy. A home inspection may prevent you from buying the house to begin with.
A home sale doesn't even close escrow with a buyer unless they tell them to get their prospective home inspection. 
 
What Does a Home Inspector Do?
 
The home inspection process is a good way to show you any defects that are problematic in the house. Every house comes with its small problems, even if brand new. Finding a few issues doesn't necessarily mean that you can't buy the house if you honestly like it. It simply tells you what to expect if you do buy it, and what kind of expenses you may be looking at that you will have to factor into the equation. In some cases, the home seller may remove a certain amount from the cost of the house if you find defects of any kind during the inspection.
Realistically, they can sometimes cost you thousands of dollars, and your home inspector may prevent the problems that you could have with the new home purchase. In some instances, if you do not accept a home inspection prior to the home purchase, you do not have adequate recourse to back out of the purchase and you may be saddled with a wide array of different repair costs for which you are not able to charge the seller for assistance. 
 
Some home purchasers simply do not know enough about a house to review the home inspectors report and be able to understand the information. When you hire a home inspector, explain to them that you want a breakdown in what the house may need in layman's terms so that you can determine knowledgeably if you want to move forward with the purchase. They can tell you about any safety violations that were found and what the approximate cost for repair may be. If the home needs immediate work for occupancy, the inspector will also offer that information for your review.
 
Your home inspector will take a look at the house and consider all of these systems: 
 
Structure of the House | Wall and floors | Foundations
Wall Covering | Grading | Landscaping elements
Decks and Porches | Roofing | Insulation
Framing | Electricity | Lighting | Sidewalks
Soffits and fascia | Fencing | Drainage
Toilets, Tubs, Sinks | Plumbing | Fireplaces | Water heaters
 
Once the home inspection has been accomplished, you may expect that if the items are in good condition, you will not note any comment on the report. Any items that look to have any kind of defect will be noted. How serviceable they are and how much it may take to repair them is also typically recorded. The condition of each item containing a defect will be laid out for you to review, so that you know precisely what you are getting into when you purchase the home in question.
 
The standard home inspection does not take into account the presence of certain items that the inspector will not look for. The items which are not covered in the standard home inspection and which may require additional attention may include: 
Asbestos
Methane, Radiation, Radon
Termites or Wood boring or destroying insects or organisms
Mold, fungus or mildew
Mice, rats or other pests
Lead or lead paint or pipes.
 
Many consumers buying a home do not feel that a home inspection is necessary. Realistically, you should always take advantage of a home inspection. If you do not, you may be stuck buying something that can cost you thousands of dollars in repairs for fixing violations in code or even just the permits it will take to accomplish that labor. This may be true even if it is a newly constructed home.
